The quiet, tree-lined streets of Brooklyn Heights have long been among the most sought after for real estate in New York City. Its proximity to Manhattan and an abundance of historic architecture — some of it dating back more than 100 years — has helped the area command some of the highest prices in Brooklyn. While the district has largely escaped the wave of property development that has gripped the rest of Brooklyn in recent years, a small building boom is now taking hold in a neighbourhood unaccustomed to large-scale projects. According to CityRealty, a property-tracking company, at least six residential developments are in the construction or planning stages in Brooklyn Heights, set to bring more than 774 new homes to an area that measures just over a quarter of a square mile. Many of the new projects target the upper end of the market, where availability has traditionally been tight. “Low inventory has always been the biggest obstacle to buying real estate in places like Brooklyn Heights,” says Leslie Marshall, an estate agent at Corcoran’s local office. “Now there’s more development and that benefits the increasing number of buyers who want to be here.” According to property appraiser Miller Samuel, prices have almost doubled since 2010. Aly New York’s most populous borough, Brooklyn is still growing. More than 22,000 new apartments are on track to be built by 2019, says CityRealty. While much of the new construction will be in emerging areas such as Bushwick, Red Hook and Bedford-Stuyvesant, some of the building is under way in well-established areas too, such as Dumbo, Williamsburg and Brooklyn Heights. “The Brooklyn market is seeing sales strength in just about every corner,” says Doug Bowen, a broker with Douglas Elliman. “Adding units and new property investment just make sense for developers.”“布鲁克林各个地段楼盘的销售都很喜人。” And nowhere more so, it seems, than in Brooklyn Bridge Park, an area of Brooklyn Heights that hugs the shoreline in the shadow of Brooklyn Bridge. The area sat largely barren of property development for decades, but is now undergoing an ambitious transformation that includes new condominiums, upmarket hotels and restaurants. Pierhouse at Brooklyn Bridge Park, a hotel and condo complex developed by Toll Brothers City Living, includes 106 apartments with landscaped gardens and unobstructed views across the East River to Lower Manhattan. Although the project will not be complete until March next year, 70 per cent of its homes have aly been sold, including a four-bedroom penthouse with more than 5,000 sq ft of living space that was bought for .18m — one of the most expensive condominium purchases ever in the borough, according to David von Spreckelsen, president of Toll Brothers City Living. Prices for the remaining apartments range from .55m for a one-bedroom unit to .19m for a five-bedroom home. One Brooklyn Bridge Park is a 12-storey building with 360 apartments that also includes a 3,000 sq ft fitness centre, a yoga studio and on-site parking. Douglass Elliman is marketing a two-bedroom, 2,550 sq ft apartment in the development for .6m. Prices for the 16 apartments that remain on sale in the building range from 5,000 for a one-bedroom unit to .99m for a five-bedroom home. “Brooklyn real estate has always been synonymous with older structures and prewar buildings,” says Tom Bohan, a broker with estate agency Weichert. “But the newer developments are attracting a lot of buyers with larger spaces and updated amenities.”“以前一说起布鲁克林的房地产,就等同于二战之前老旧房子的代名词,”Weichert房产公司经纪人汤姆娠襓(Tom Bohan)说。 Traditional stock is still in great demand, though. Corcoran is selling a four-storey townhouse built in 1857 in Pierrepont Place that, at m, is marketed at a record sum for a residential property in the borough. The house has 16 bedrooms and 17,354 sq ft of living space, as well as more than 9,000 sq ft of garden and outdoor space. Not everyone is thrilled with surging property development in Brooklyn Heights. Several preservationist groups led by longtime residents oppose the rash of new construction, arguing that the building boom is altering the area’s historic charm and blocking its views of Manhattan. One group, called Save the View Now, lost a court fight in June to block the Pierhouse development when a New York State Supreme Court judge dismissed its lawsuit. (New York State Supreme Court)法官裁定其中一个名为Save the View Now团体败诉,该团体要求法院阻止Pierhouse楼盘项目的开发。Yet developers and many long-time brokers in the area defend the building work. “It was inevitable that an area as popular as Brooklyn Heights would see more property development at some point,” says Leslie Marshall, of Corcoran. “But frankly many of these newer properties have taken pains to keep with the area’s architectural integrity and some of them are actually adding value to the neighbourhood.” /201510/404430。

  • Battle of Changping长平之战During the Warring States Period (战国时期), the Battle of Changping (长平之战)broke out in 260 , which results in a decisive victory of the state of Qin (秦国)over Zhao. In 257 , the Qin invaded the Han. Responding to the Han call for help, the Zhao king decided to send Lian Po (廉颇)to deal with the threat. The two armies met at Changping, situated in the Northern part of the Han lands. On one side was the Qin army, led by renowned General Bai Qi, on the other was the Zhao army led by Lian Po. Lian Po, after looking over the Qin formations, decided that the only way to stop their attack was to wait it out. Thus he built several fortresses and camped there, waiting for the opposing army to go away or a peace treaty to be concluded by the Han and the Qin. The Qin had no intention of leaving. They sent spies to the state of Zhao and Han, ordering them to sp the word that Lian Po was cowardly and was too old to fight battles. The king, upon hearing this, immediately decided to remove Lian Po and replace him with Zhao Kuo, the son of another famous Zhao general, Zhao She. Legend has it that on his deathbed, Zhao She told his wife never to let Zhao Kuo command an army. So Zhao She’s wife, after hearing of Zhao Kuo;s appointment as general, went up to the King of Zhao and tried to persuade him not to let Zhao Kuo command an army, along with the minister, Lin Xiangru. The king turned their requests down. When Zhao Kuo assumed command, he ordered the army to launch an invasion of the Qin camp. The Qin were aly lying in wait for them and the Zhao forces were eventually driven up a hill, which the Qin then besieged for 40 days. At last, driven mad by hunger and thirst, the Zhao forces made a desperate change down the hill, with Zhao Kuo leading. He was shot down by Qin archers. The troops of Zhao were routed. Legends accounted for more than four hundred thousand Zhao prisoners of war massacred but such grossly overestimated number has been disputed. With this victory, Qin had established military superiority over other states. More campaigns and battles ensued, especially in the conquest of the state of Chu. Nevertheless no matter how bloody these military operations would be, Qin#39;s final victory was guaranteed. /201509/397300。
  • 1.Conversations matter more than chiseled features.1. Dating in Los Angeles provides a fair share of ;slashers; (actor/model, musician/actor, actor/waiter), and plenty of people who are still relying on their good looks from high school to replace substantive conversations. It quickly became clear that I much preferred going out with an intelligent, clever guy than a hot one. I#39;ll take the brains over the body, any day. 2.Being a woman with a great job is polarizing.2. But it weeds out the bad guys who are intimidated by your success and attracts the good ones. 3.It#39;s OK to walk away from something and not apologize for it.3. I went out with plenty of men who seemed nervous or shy online thinking that maybe they were really great guys that I#39;d click with in person. But when we met, I was usually bored to tears. Feeling obliged to give them a shot anyway didn#39;t do either of us any favors. 4.There#39;s no such thing as becoming just friends.4. After going on a date where zero romantic attraction manifested, but the guy was seemingly interesting or cool, friends often said, ;Well maybe you guys can be friends!; Nope. That never happened -- and that#39;s fine! Got plenty of friends. 5.Talking about yourself is exhausting.5. I much prefer to ask questions and listen. Explaining your own career trajectory over and over again feels more like an interview than it does a fun night out on the town. 6.I got a new motto: life before love.6. If you aren#39;t out there going on adventures, traveling, learning new things and ing new books, you won#39;t have much to talk to your date about. Always choose the experience. It will make you far more interesting. 7.Reading between the lines is important.7. I quickly learned that lines like ;I just want to meet someone I can have fun with; and ;everyone takes this dating thing so seriously,; really mean ;I just want to have sex.; If that#39;s what you#39;re looking for, then great! If not, move along. 8.I have a really strong stomach.8. I#39;m not talking 7-minute abs. Trusting your gut is one of the greatest superpowers that human women possess. When someone wrote something slightly off-color over text, it was usually just the tip of the iceberg. Seven-minute gut checks became the theme of online dating, and learning that my intuition was usually right was one of the best assurances I#39;ve ever had. /201511/411213。
